What Is an EDC

An EDC is the calculated value of construction for your proposed development including the design and erection of a building and associated infrastructure; the carrying out of work, demolition of a building or work and fixed or mobile plant and equipment. The EDC does not include costs relating to a part of the development or project that is the subject of a separate development consent or approval; land costs, including costs of marketing and selling land; costs of the ongoing maintenance or use of the development and GST. The EDC is used in planning for various purposes, including for determining development approval pathways, calculating assessment fees and for applying DA requirements if the original DA was submitted after 4 March 2024.
